Buyers beware !!
Recent reports in a couple of Bulgarian daily’s and an international newspaper highlight the case of what is considered to be regular practice amongst Bulgarian estate agents. The practice, allegedly, is to only put up for sale those properties which are offering the agent the most amount of commission or, in some cases, offer those properties for which the agent has been offered another type of incentive.
Whilst it can be considered incumbent on individuals to do some of their own research, and see what is available, it is the responsibility of agents to put forward all options they have on their books.
Another highlighted practice is that of waiting to see which development an individual might be interested in before suddenly altering the price, upwards of course, on the pretext that those price currently displayed are out of date due to changes made by the developer.
The end result of such practices is that the buyer never gets to see the full range of developments and, therefore, never gets the full choice.
