Free Viewing Trips

Pioneer Resort and Spa ( a development by Brant Ltd.)  is offering promotional free viewing trips to Sofia and Razlog to view the location and area of the new development. Each trip consists of return flights, two nights accommodation and all transfers, free of charge if the client buys directly from the developer Brant Ltd.

Before

1. Assistance with booking the flights, see the links below for the airlines coming to Sofia.

2. Give us a call to organize the dates which best suit you to come over to Sofia.

3. We can give help on availability and prices of hotels in Sofia.

4. We pick you up from the airport and drop you off at your hotel on day one, meet up for an evening meal once you are settled in and we can discuss the development in a relaxed atmosphere.

5. Second day we will pick you up from the hotel and take you to Razlog and Bansko to show you the whole area so you can get a better idea of the unique location of our development.

6. We then travel back to Sofia and meet up in the evening to discuss any questions that have arisen after the trip.

7. In the morning of the third day we can meet at the hotel, or our office, for a final closing meeting. If you want to move ahead with the purchase we will sign a reservation fee document.

8. If you decide to buy direct from Brant Ltd, the client then issues us with the invoices for the hotel and air fares, which we will deduct directly from the 2000 euro non refundable reservation fee.

9. The next stage is to go to a preliminary contract (this is the sales contract). This is signed within one month of the initial reservation contract being signed; it can be completed at the same time as reservation fee if required by the client.  At this stage the first 30% installment is payable within seven days of signing the preliminary contract.

10. Then, once the building has been signed off as completed to Act 14 level which means the roof is on, walls are constructed, floors and staircases are completed together with the first fix of plumbing, electrical and any other utilities (involving the installation of pipe work) are completed the next 30% installment is required. Act 14 is a sign off from the municipality, the developer and the contractor that all works are completed to a specific standard. The municipality works independently of both the developer and the contractor and reports back to DNCK ( agency of national construction control) regarding all the sign off procedures.

11. The next 30% installment is payable on completion of Act 15, again this is a sign off by all parties to confirm that all walls, floors, windows, doors are completed together with all connections and testing of the previously installed utilities.

12. The final 10% payment is not payable until Act 16 is issued together with the notary deeds of ownership delivered to the client.

We believe this arrangement is a win-win scenario for both the client and the developer. The whole trip will allow the client to get a better understanding of what Bulgaria is all about as well as trying out the entertainment and restaurants in Sofia. To meet face to face with the actual developer and the team and at the same time not to feel under pressure from a developer looking to close a quick deal.
It is our intention to allow the client to walk away from this trip knowing that if they move ahead with the purchase of a property then they are in good hands. If they don’t move ahead with a purchase of one of the apartments then at least they have had a great time, built up a better understanding of what Bulgaria is all about and at the very least a contact point with the developer in Bulgaria which they can call up sometime in the future if they change their mind.

Payment Schedule for clients

Brant Ltd. has tailored the preliminary (sales) contract to ensure that at every stage the client
(as well as Brant) is paying for something that is real and completed to the appropriate
construction standards.

The only payment which is made prior to any works being completed is the initial 30% deposit.
This is paid on signing the preliminary contract and no more than 1 month after signing the
initial reservation document when a non refundable deposit of 2000 euros is paid.
